Raymond Realty is pivoting from being a developer focused largely on its legacy land bank in Thane to a platform that handles projects across the wider Mumbai area. The company is now prioritizing Joint Development Agreements (JDAs), which allow it to launch new projects without the heavy upfront cost of purchasing land. This approach is central to its total development pipeline, which holds a potential value of approximately ₹52,000 crore. By relying more on these agreements, management aims to scale operations faster and maintain a more efficient balance sheet.

For the second quarter of the fiscal year 2027, Raymond Realty reported pre-sales of ₹902 crore, a 98% increase compared to the same period in the previous year. This growth was achieved using existing inventory, signaling strong demand. On the balance sheet side, as of September 30, 2026, the company reported gross borrowings of ₹1,220 crore, with net debt standing at ₹914 crore. On the same day as the analyst report, shareholders also approved an increase in the company's authorized share capital and a preferential issue of securities, steps likely intended to support this expansion phase.
