PNB Housing Finance is shifting from a turnaround phase to rapid growth, targeting an 18-20% loan book expansion for FY27. Following a first-quarter profit of ₹557 crore, the company has ramped up its focus on affordable housing. Investors are tracking this momentum alongside a recent approval to raise ₹10,000 crore via non-convertible debentures to fuel future lending.

PNB Housing Finance is actively shifting its business focus from a turnaround narrative to a growth-oriented strategy. The company is leaning heavily into high-yield segments, particularly affordable housing, to drive expansion throughout fiscal year 2027. This move follows a steady performance in the first quarter, where the company reported a net profit of ₹557 crore, marking a 4% year-on-year increase. Its total assets under management reached ₹93,021 crore during the same period, supported by a 16% growth in retail loan assets.

To sustain this momentum, management has issued a full-year growth guidance of 18% to 20% for its total loan book. The affordable and emerging market lending segments are being positioned as the primary engines for this expansion, with the company aiming for a growth rate of 50% to 60% within the affordable housing category. This strategy is designed to improve the company's overall profit margins, which have been a point of focus across the housing finance industry.

To fund these expansion plans, the company is preparing to mobilize capital. On September 7, 2026, the board of directors approved a proposal to raise funds through non-convertible debentures as part of a ₹10,000 crore mandate. This follows an earlier decision to increase the company's total borrowing limit to ₹1,50,000 crore. These measures are intended to provide the necessary liquidity to scale lending operations while managing the cost of funds.

Asset quality remains a key focus for investors, with gross non-performing assets standing at 0.95% in the most recent quarter. This stability is viewed as a necessary cushion as the company increases its exposure to new borrower segments. In the stock market, PNB Housing Finance has seen significant investor interest, with the share price rallying over 50% in the last six months.
