Can Fin Homes Q1 Profit Rises 20% to ₹2.7 Billion

Can Fin Homes reported a 20% year-on-year rise in profit to ₹2.7 billion for the first quarter of FY27. The company maintained its 14% loan growth guidance despite higher-than-expected loan prepayments. Investors are monitoring the impact of rising operating expenses and competition on future margins.

Detailed Coverage

Can Fin Homes, a housing finance company, announced its financial results for the first quarter ending June 30, 2026. The company reported a Profit After Tax (PAT) of approximately ₹2.7 billion, representing a 20% increase compared to the same period last year. Net Interest Income, which is the difference between interest earned from loans and interest paid on deposits, grew by 18% year-on-year to ₹4.3 billion.

While the headline profit numbers grew, the company’s operating expenses rose by 25% year-on-year to ₹853 million. This increase in spending led to a cost-to-income ratio of 19.5%. Investors typically watch this ratio because it shows how much the company spends to generate each rupee of income; a higher ratio can sometimes indicate pressure on overall efficiency. Additionally, fee and other income declined to ₹93 million, down from ₹187 million in the previous quarter, reflecting some volatility in non-interest income streams.

Growth Strategy Amid Portfolio Attrition

Despite the reported growth, the company is dealing with portfolio attrition, a term used when customers pay off their loans faster than expected through prepayments. This churn requires the company to constantly originate new loans just to maintain the same level of assets. Nevertheless, management has maintained its guidance for Assets Under Management (AUM) growth at 14% for the full financial year 2027. The leadership team noted that housing demand remains steady across all regions and emphasized their ability to increase loan disbursements to offset the impact of these prepayments.

Valuation and Sector Context

Housing finance companies are currently operating in a competitive environment, where the ability to manage the cost of funds and maintain lending margins is critical. Analysts at Motilal Oswal have maintained a neutral view on the stock, with a price target of ₹940, based on a valuation of 1.6 times the estimated price-to-book value for FY28. Their outlook suggests a projected Compound Annual Growth Rate (CAGR) of 14% for advances and 7% for profit between FY26 and FY28. Expected return ratios, such as a Return on Assets (RoA) of 2.3% and a Return on Equity (RoE) of 17% by FY28, are important indicators of the company's capital efficiency.

Investors should monitor the company's ability to control operating costs and maintain margins in the coming quarters. The pace of loan prepayments and the company's success in sourcing new high-quality borrowers will be key to meeting the 14% growth target. Any significant change in interest rate trends or competitive pricing pressure in the mortgage market may also influence the company's future financial performance.
