Housing Finance Companies Face Strained Market
The affordable home loan market is increasingly competitive. Lenders are waiving initial fees to attract more customers. Ambit Institutional Equities' research indicates that loan approval standards are under pressure, leading to concerns about future loan repayment quality. High collection figures might suggest borrowers' ability to repay is overestimated, making it difficult for housing finance companies (HFCs) to grow their operations.
Some smaller, unlisted HFCs are hiring outside vendors for customer interactions, introducing risk despite knowing potential policy issues. These companies sometimes promise lower loan rates after a year or two, often as a way to win business, though these reductions are not always guaranteed. Such tactics can increase borrowers' total debt burden relative to their income, leaving them with very little financial buffer.
