Real Estate Sector Outlook Brightens
Bernstein analyst Venugopal Garre has upgraded India's real estate sector, shifting it from an underperform rating to a potential catch-up opportunity for 2026. This marks a significant pivot after a period of sharp correction in property stock prices. Garre anticipates a sector recovery driven by moderating interest rates.
Interest Rate Tailwinds Expected
"As rates continue to moderate, we expect another 50-basis point rate cut this year as well," Garre stated. Lower borrowing costs are seen as providing incremental support to real estate demand and valuations. Bernstein forecasts additional rate cuts of 50-75 basis points in total from the Reserve Bank of India, though this easing is deemed modest.
Broader Market Caution
Despite optimism for real estate, Garre maintains a neutral stance on the broader Indian equity market for 2026. He highlights fading economic growth momentum, with India's GDP growth projected to slow to around 6.5% from its recent peak of 8%. Bernstein has set a target of 28,100 for the Nifty, implying an 8% upside.
Valuations and Policy Constraints
Valuations pose a key challenge, as Garre believes the expected earnings recovery is already priced in. Bernstein's return forecast hinges on a 13.5% earnings growth assumption over two years and a 19x two-year forward multiple, which he deems "not conservative at all." Limited policy support is also anticipated due to government balance sheet constraints and fiscal deficit concerns.
Sector Specific Views
Bernstein has turned cautious on consumer staples, citing rising competition from quick-commerce platforms and uncertainty around rural demand. While India is seen as "way far behind" in real-world AI implementation, it remains a long-term theme. The firm maintains overweight positions in financials, telecom, consumer tech, IT, and real estate.
