The company successfully sold 357 units during the quarter, compared to 307 units in Q2 FY26. This uplift was supported by the launch of Ashiana Amaya in Jamshedpur and Vatsalya phase-II in Chennai, indicating steady demand for its offerings.

Year-on-Year Decline Driven by Launches

Despite the sequential momentum, Ashiana Housing's third-quarter figures represent a year-on-year decline. Area booked fell from 6.77 lakh square feet and sales value from ₹454.16 crore in Q3 FY25. This disparity is directly linked to fewer large-scale project launches in the current fiscal year compared to the prior one.

Q3 FY25 had benefited significantly from multiple high-value launches, including Ashiana Swarangan phase-I in Chennai and Ashiana Amodh phase-II in Pune, which contributed substantial sales. The absence of such large-ticket introductions in the comparable period of FY26 explains the year-on-year dip.

Nine-Month Performance Trails Prior Year

For the nine months ended December 2025, Ashiana Housing posted total area bookings of 15.64 lakh square feet, a decrease from 18.47 lakh square feet in the same period last year. The sales value for this nine-month period stood at ₹1,135.47 crore, compared with ₹1,362.17 crore in the prior year.

The stronger performance in the previous year, 9MFY25, was notably driven by the launch of Amara phase-IV in Gurugram, which alone generated sales of ₹503.81 crore during that period. This highlights the impact of large project contributions on annual figures.

Outlook Tied to New Projects

Management attributes the year-on-year decline to a less active launch pipeline during the current fiscal year. While the sequential recovery in Q3 FY26 signals underlying demand, future growth prospects are contingent on the timely and successful introduction of upcoming project launches.

Ashiana Housing Ltd shares closed Friday at ₹288, marking a modest 1.25% gain during the session.
