Adani Logistics Ltd. is set to earn over ₹114 crore from a landmark 28-year warehousing lease agreement with Avenue Supermarts Ltd., the operator of the popular DMart retail chain. Long-Term Lease Secures Major Rental Income
The sub-lease agreement, accessed via real estate analytics firm CRE Matrix, projects total rental payouts of approximately ₹114.2 crore over the full lease term. Adani Logistics will receive a starting monthly rent of ₹20.2 lakh, equating to ₹30.5 per square foot. A key feature of the deal is a six-year lock-in period, offering Adani significant income visibility. Rentals are structured to escalate by 12% every three years, bolstering the contract's lifetime value. Avenue Supermarts has provided a security deposit of ₹1.21 crore.
Panvel: A Strategic Logistics Hub
Panvel has emerged as a prime logistics and warehousing destination within the Mumbai Metropolitan Region. Its strategic location, offering excellent connectivity to the Jawaharlal Nehru Port Authority (JNPA), Mumbai, and Navi Mumbai, alongside crucial road and rail corridors, makes it a preferred choice for major retailers. Industry experts view Avenue Supermarts' 28-year commitment as a testament to its focus on supply-chain efficiency and long-term infrastructure needs, supporting its expanding store network.
Market Dynamics Favor Grade A Assets
Such protracted leases with built-in rent escalations are increasingly common for Grade A logistics properties. This trend is driven by tenants with robust balance sheets and predictable operational demands. Adani Logistics' deal enhances its portfolio of logistics and warehousing assets, aligning with the Adani Group's strategy of building sustained, annuity-style revenue streams. Institutional investors and infrastructure funds are actively pursuing such opportunities, attracted by long lease tenures and blue-chip tenants in a sector fueled by consumption growth. Analysts anticipate sustained leasing activity in India's logistics and industrial segment through 2026.
