Majestic Auto Sells Greater Noida Property for ₹143.52 Crore
Majestic Auto Limited has finalized the sale of its leasehold property in Greater Noida for ₹143.52 crore to Cyrrus Manufacturing LLP. The transaction, completed on March 30, 2026, represents a significant asset disposal as the company continues its strategic pivot.
Property's Financial Contribution
The Greater Noida property, spanning 54,312 square meters, was a notable contributor to Majestic Auto's financials. It accounted for approximately 11.85% of the company's net worth and generated about 6.30% of its revenue in FY 2024-25. The company had previously received an advance of ₹5.00 crore for the sale, with the Agreement to Sell executed on February 6, 2023, and the final Sale Deed now completed.
Strategic Realignment
This property sale is a key move in Majestic Auto's transformation into a real estate and facility management player. The substantial cash inflow from this transaction is expected to improve the company's liquidity position. While the sale reduces its fixed asset base, it aligns with the company's strategy of monetizing non-core assets. Majestic Auto has a history of such divestments, including its sale of an 80% stake in subsidiary Emirates Technologies Private Limited for ₹196 crore by September 2025, and earlier sales of land parcels from older manufacturing facilities.
Regulatory Matters
The company has faced regulatory attention. In June 2024, SEBI imposed a ₹7 lakh penalty for failing to secure necessary approvals for material related party transactions during FY18-19. Previously, in June 2021, SEBI had directed the company to pause the appointment of three independent directors due to procedural non-compliance.
Industry Context
In the auto ancillary sector, Majestic Auto's peers include major manufacturers like Samvardhana Motherson International Ltd., Bosch Ltd., and UNO Minda Ltd. However, Majestic Auto's significant diversification into real estate and facility management means direct financial comparisons for this specific asset sale are less relevant, despite its origins in auto component manufacturing.
Investor Focus
Looking ahead, investors will be tracking how Majestic Auto Limited utilizes the proceeds from the ₹143.52 crore sale, any further strategic asset decisions, and the impact on its evolving financial performance and reported metrics as it deepens its focus on real estate and facility management.
