Lodha Developers Ltd. announced record-breaking results for the fourth quarter of fiscal year 2026, with pre-sales soaring 23% year-on-year to ₹58.9 billion (₹5,890 crore). This strong quarterly performance contributed to full-year FY26 pre-sales reaching ₹205.3 billion (₹20,530 crore), an increase of 16% from the previous year.
The company also reported robust collections, with ₹52.3 billion (₹5,230 crore) collected in Q4 FY26, bringing the full-year total to ₹151.6 billion (₹15,160 crore). Further strengthening its financial position, Lodha Developers reduced its net debt by ₹8 billion (₹800 crore) during the quarter. Total net debt now stands at ₹53.7 billion (₹5,370 crore), reflecting a healthy Net Debt to Equity ratio of 0.23x.
Lodha Developers (formerly Macrotech Developers) has a substantial pipeline of Gross Development Value (GDV) worth approximately ₹2 trillion (₹200,000 crore) available for sale. This extensive pipeline, combined with the addition of projects valued at around ₹600 billion in FY26, provides strong visibility for future growth.
Looking ahead, the company plans to strategically reduce business development investments over the next 24 months. This shift aims to boost free cash flow generation, optimize capital deployment, and enhance shareholder returns.
While the company's performance indicators are strong, March pre-sales saw a slight dip below guidance. This was attributed to a select deferral of sales, linked to geopolitical developments.
In the Indian real estate sector, Lodha Developers competes with major listed firms like DLF Ltd., Godrej Properties Ltd., Prestige Estates Projects Ltd., and Oberoi Realty Ltd. These companies are navigating a dynamic market driven by urbanisation and demand for quality housing and commercial spaces.
Investors will be closely watching Lodha Developers' ability to maintain its sales momentum and execute its strategy of focusing on free cash flow generation. Key factors to monitor include the conversion of its large GDV pipeline into actual sales and collections, and any ongoing impact from geopolitical events on customer deferrals.
