Knowledge Realty Trust Secures ₹1100 Crore Debt Funding
Knowledge Realty Trust's Borrowing Committee has approved a plan to raise up to ₹1100 crore through debt instruments for corporate needs and expansion. The trust will issue up to ₹600 crore in Non-Convertible Debentures (NCDs) and ₹500 crore in Commercial Papers (CPs) via private placement.
These funds are intended to bolster the trust's capital base, potentially supporting new acquisitions or development projects. As a Real Estate Investment Trust (REIT), Knowledge Realty Trust relies on diverse financing tools to grow its portfolio of income-generating commercial properties and manage operational cash flows. NCDs and CPs are common instruments for REITs, offering flexibility for short-to-medium term funding and working capital.
This debt issuance is expected to enhance the trust's balance sheet and provide greater flexibility. However, increased reliance on debt raises the trust's financial leverage. Investors will monitor interest rate fluctuations impacting borrowing costs and profitability, as well as conditions in the private placement market.
Knowledge Realty Trust operates in a sector with peers like Embassy Office Parks REIT and Mindspace Business Parks REIT, who also tap debt markets for growth. Investors will be tracking the specific terms of the NCD and CP issuances, how the funds are deployed, market sentiment towards the trust's strategy, and any related asset acquisition announcements. Credit ratings for the proposed NCDs will also be a key indicator.
