Reader Takeaway: Record-breaking sales from new launches drive momentum, while the company remains firmly on track for annual targets.

What just happened

Embassy Developments Limited has announced its highest-ever quarterly pre-sales, reaching Rs 3,225 crore for the second quarter of FY27. This result represents a significant 272% growth sequentially and a 689% increase compared to the same period last year. For the first half of the financial year, the company has secured Rs 4,093 crore in pre-sales, successfully achieving 51% of its annual guidance of Rs 8,000 crore.

Why this matters

The stellar performance is largely attributed to three major project launches with a combined Gross Development Value (GDV) of Rs 8,397 crore. In North Bengaluru, the Embassy Origins project suite—comprising Embassy Riverine and Embassy South Reserve—recorded Rs 1,813 crore in sales within just two weeks. Meanwhile, the Mumbai market saw the launch of Embassy Terazza in Juhu, which generated Rs 758 crore in sales, including a singular historic residential transaction valued at Rs 711 crore.

The backstory

Collections have also shown consistent improvement, rising 10% quarter-on-quarter to reach Rs 546 crore for Q2. This is a 52% increase over the Rs 359 crore collected in the corresponding quarter of the previous year. With H1 collections standing at Rs 1,041 crore, the company has reached 35% of its annual collection guidance of Rs 3,000 crore.

What changes now

Management has reiterated its full-year pre-sales guidance of Rs 8,000 crore, split between owned developments and development management projects. The company plans to leverage a robust launch pipeline totaling Rs 19,400 crore GDV for the remainder of FY27 to maintain this growth trajectory.

What to track next

Investors should monitor the conversion of these high sales figures into cash collections and the pace of project execution. Managing Director Aditya Virwani indicated that the primary focus remains on sustaining brand momentum and project delivery across the firm's residential portfolio.
