Lemon Tree Hotels announced it has signed a License Agreement for a new 60-room property in Srinagar. The hotel will operate under the Keys Prima by Lemon Tree Hotels brand and be managed by Carnation Hotels Private Limited, a wholly-owned subsidiary of Lemon Tree.
This development significantly strengthens Lemon Tree's presence in Jammu & Kashmir, a region known for its strong tourism appeal. The new hotel is conveniently located just 2 km from Srinagar International Airport and 11 km from the railway station, offering good accessibility for travelers.
Jammu & Kashmir has experienced a remarkable surge in tourism, with over 1.78 crore tourist visits recorded in 2025, signaling robust market recovery and potential.
The expansion is a key part of Lemon Tree's accelerated shift towards an asset-light growth strategy. By focusing on management contracts and franchising, the company can scale operations faster with lower capital investment and reduced balance-sheet exposure. This new property brings Lemon Tree's total operational hotels in Jammu & Kashmir to four, with two more properties currently under development.
Founded in 2002, Lemon Tree Hotels has grown into one of India's largest hotel chains. The acquisition of Berggruen Hotels in 2019 incorporated brands like Keys Prima into its portfolio, enhancing its multi-brand strategy across different market segments.
Despite its growth, Lemon Tree faces regulatory and governance matters. The company and its subsidiaries have disclosed receiving multiple regulatory notices totaling over ₹9 crore concerning issues like CGST demands and ESI contribution delays. Lemon Tree has stated these do not have a material financial impact and that it is evaluating legal remedies. Separately, Stakeholder Empowerment Services (SES) previously raised governance concerns regarding the dual role of the Chairman and Managing Director and proposed guarantees. While the company is proceeding with succession planning, SES noted that concerns persist.
Lemon Tree operates in a competitive J&K market. Other major hospitality groups, including Radisson Hotel Group with eight operational hotels and three in development, and Indian Hotels Company Limited (IHCL), also have substantial interests in the region's growing tourism potential.
Moving forward, investors will be watching Lemon Tree's continued pursuit of asset-light signings, particularly in promising leisure markets. Key areas to monitor include the company's overall financial performance, the sustained growth of J&K tourism, and the resolution of outstanding regulatory notices.
